Tourist license in Andalusia: what you need to know before renting out your property

It isn't optional paperwork — renting without being compliant can lead to fines, and more and more guests now look for the registration number before they even book. Do I need to register before renting to tourists?

In Andalusia, renting out a whole property for short stays is regulated as a "vivienda con fines turísticos" (tourist-use property), and to operate legally you need to register with the Andalusian Tourism Registry before you start advertising. That registration is what gives you the number that must then appear on any platform where you list your property.

Common requirements set out by the regulation

  • A valid habitability certificate or first-occupancy licence.
  • Direct outside ventilation and adequate cooling depending on the time of year.

Your owners' association may have a say too

Since a 2019 reform to Spain's Horizontal Property Law, owners' associations can restrict or even ban short-term tourist rentals in a building with a qualified majority vote. Before committing, check your community's bylaws and recent meeting minutes to make sure there isn't already a restriction in place.
